At MIPIM 2026, BuildingMinds is taking a significant step toward making real estate data truly conversational. Here’s what’s changing — and why the foundation we’ve built makes it possible.

That’s the problem BuildingMinds was built to solve. We connect directly to meters, collect utility invoices, work with tenants and facility managers to gather what’s missing, and normalise all of it into one clean, auditable data layer. What We’re Launching

Two new capabilities are being introduced at MIPIM. The first is a native AI Chat interface built directly into BuildingMinds — a conversational layer that allows users to ask questions about their portfolio in plain language and receive data-driven answers. No dashboards to click through. No exports to wrangle. Just a question, and an answer grounded in your own portfolio data.

The second is a full MCP (Model Context Protocol) server. MCP is an open standard that allows external AI agents — Claude, ChatGPT, Microsoft Copilot, or your firm’s own internal tools — to query your BuildingMinds data directly. This means that whatever AI toolkit your organisation already uses, it can now be connected to your portfolio data through BuildingMinds.

The vision is straightforward: you connect your portfolio to BuildingMinds once. From there, your data is accessible to the AI tools you choose, now and as those tools evolve. You’re not locked into a single AI interface — you’re building on a data foundation that works with all of them.

Why This Matters for Real Estate Funds

One of the most persistent challenges in institutional real estate has been the distance between raw portfolio data and the decisions that need to be made from it. Fund managers don’t fund carbon reduction as an abstract goal — they fund investments with clear financial logic. Asset managers need to prioritise capital allocation across hundreds of buildings. ESG teams need to translate operational data into the language of regulators and investors.

The data to answer these questions already exists inside BuildingMinds. What changes with AI is how quickly and easily that data can be turned into insight — and crucially, how accessible that insight becomes to everyone who needs it, not just those with the technical skills to extract it.

Security Built for Institutional Real Estate

Opening portfolio data to AI raises legitimate questions about security, control, and auditability. Those questions deserve direct answers.

The BuildingMinds AI architecture is built around a simple principle: no client data leaves the BuildingMinds environment. Every query is processed within our infrastructure. AI reads only what it needs, only when asked — there is no bulk data extraction and no persistent AI access to client records. Every interaction is logged, traceable, and reportable for compliance purposes.

The platform is EU-hosted, GDPR-compliant, ISO 27001 and SOC 2 certified. For institutional real estate, where data governance is non-negotiable, that’s the baseline — and it’s one we’ve built into the architecture from the ground up.

The Context: Why Now

The pressure on real estate portfolios is compounding from multiple directions. CSRD, SFDR, and tightening EPC regulations are raising the bar on what adequate ESG performance looks like. Investor appetite for green-certified assets continues to grow across European markets. And the cost of inaction — brown discounts, stranding risk, regulatory penalties — is becoming increasingly measurable and increasingly priced in by the market.

The challenge for most funds hasn’t been willingness to act. It’s been the ability to move from data to decision quickly enough, and with enough confidence, to act effectively. Better access to portfolio data — through the AI tools that are already becoming part of how investment teams work — is a meaningful part of the answer.

What Comes Next

The MIPIM 2026 launch is the beginning of a longer journey. We’re introducing these capabilities now because the data foundation is ready — and because the AI tools that can use it have matured to the point where real value is achievable.

We’ll be expanding the scope of what the AI layer can do throughout 2026, informed by what our clients find most useful in practice. We’re not promising a finished product — we’re introducing a platform direction that we’re committed to building with our clients over time.

That approach reflects something we believe about enterprise software in general: the most valuable capabilities aren’t the ones announced at conferences, but the ones that become quietly indispensable in the day-to-day work of the people who use them.
